What is covered on my insurance policy?
You will want to check your wordings on your policy to see what is exactly insured by your insurance carrier. Some coverage items to highlight include:
Renters Insurance
- Your belongings in the suite are covered up to the limit stated on your policy.
- Betterments or Improvements you’ve made or the previous tenant has made to the suite
- Additional living expenses are covered if you have to be removed from your home due to a claim (starting at $6,000)
- Liability coverage to protect yourself from being sued if you were ever negligent and caused injury or damage to someone else’s property. ($1,000,000 or $2,000,000)
Condo Insurance
- Your belongings in the suite are covered up to the limit stated on your policy.
- Loss Assessment Coverage – this insures common property and liability should the condo corporation’s policy not be adequate enough to insure the property or liability loss related to the common ownership.
- Contingent Coverage – this insures your condo unit itself – in the event that the condo corporation’s policy fails to cover you or is inadequate.
- Betterments or Improvements you’ve made or the previous owner has made to the suite
- Additional living expenses are covered if you have to be removed from your home due to a claim (starting at $6,000)
- Liability coverage to protect yourself from being sued if you were ever negligent and caused injury or damage to someone else’s property. ($1,000,000 or $2,000,000)
Home Insurance
- Your dwelling is insured to Guaranteed Replacement Value. What does this mean? For example: If you home is insured for $382,000, and you have a total loss fire, the insurance company will pay the cost to rebuild/replace the home to the way it was prior to the loss. Even if the rebuilding costs more mid-term. So, 6 months into your policy, this fire occurs, your home may cost $394,000 to rebuild, due to increased construction costs. The insurance company will pay the $394,000, in this instance.
- Your belongings are insured for replacement value, up to the limit stated on your policy.
- Water Protection – This protects your home for damage caused by flood, surface water, ground water and sewer back up.
- Sewer Backup Coverage – If you “opt out” of water protection coverage, you can purchase sewer backup coverage alone. This coverage takes care of some of the costs of damage from water or sewage that enters your home by accidental discharge or escape/overflow from a sewer, sump or septic tank.
- Service Line Coverage – Covers your underground wires & pipes running from the property line to your home.
- Legal Expense Coverage – included with SGI Canada’s home insurance, this coverage allows access to their FREE Legal Advice Helpline and coverage for the costs to pursue or defend your legal rights.
- Identity Theft Coverage
- Additional living expenses are covered if you have to be removed from your home due to a claim. Ie. Rent a hotel or longer commute.
- Liability coverage to protect yourself from being sued if you were ever negligent and caused injury or damage to someone else’s property. ($1,000,000 or $2,000,000)
Do I have to pay tax on my insurance?
It depends on what province you are insured in. Currently, Saskatchewan and British Columbia currently charge PST on insurance premiums. Alberta and (more recently) Manitoba have removed PST from insurance premiums.
